With more than 150 completed projects spanning over one million square meters, the firm has expanded beyond traditional construction to create integrated communities across the island.

In this interview with Forbes Cyprus, the leadership discusses how Prospecta incorporates ESG principles, navigates industry challenges, and plans major developments aimed at reinforcing Cyprus as an investment destination. The company also highlights recent international recognition, including awards for its Tony Blue Residences project.

What is Prospecta Development’s vision for its role in shaping the future of Cyprus through major projects and developments?

The vision of Prospecta Development, headquartered in Paphos and with a history of over four decades, is expressed through major projects and developments that redefine the concept of modern living and investment value. The company is not limited to the simple construction of buildings but focuses on creating integrated communities in strategic locations across Cyprus, combining quality of life, sustainability, and high architectural aesthetics.

With more than 150 completed projects and a total development area of over one million square meters, Prospecta utilizes its experience and expertise to anticipate the future needs of buyers and to create spaces that stand the test of time and offer added value. Its goal through major developments is to place people at the center, to enhance the attractiveness of Cyprus as an investment and residential destination, and to establish itself as a point of reference in the development of high-quality real estate.

How do you integrate innovation – whether through technology, sustainable solutions, or design thinking – into your projects to make them stand out in the market?

Innovation is a key pillar of Prospecta’s strategy. Each project is designed with a focus on current trends, architectural excellence, and technological capabilities. Collaboration with established architects and designers ensures high aesthetics and functionality, while the integration of modern technologies, such as energy-efficient systems, advanced materials, and smart home solutions, creates a product that stands out in the market.

What role do sustainability and ESG principles play in your developments, and how do you address the growing expectations of investors and end-users?

Sustainability and ESG principles are fundamental elements of every development by Prospecta. Energy efficiency, the use of eco-friendly materials, and respect for the natural landscape are integrated into the design and implementation of our projects.

We prioritize solutions that reduce the environmental footprint and enhance the long-term value of the investment. The integration of ESG principles is not merely compliance, but a strategic choice that ensures competitiveness and added value.

What key trends do you currently see shaping the real estate and development sector, both in Cyprus and internationally?

The sector is rapidly changing, with increased demand for housing with high energy efficiency and sustainability. Technology and digitization play a decisive role in the design and management of properties.

Buyers are looking for solutions that combine safety, comfort, flexibility, and adaptability. The growing demand from international investors places Cyprus—and especially Paphos—at the center of investment interest.

What are the biggest challenges the industry is facing today (e.g., material costs, regulations, financing) and what opportunities do you see for growth?

The challenges include rising material costs, pressure on the supply chain, lack of skilled labor, and complex regulations. Financing uncertainty and the tightening of environmental regulations require flexibility and strategic planning.

Despite the difficulties, Prospecta adopts new technologies that reduce costs and focuses on high value-added projects, expanding its footprint into developing areas.

Which of your projects do you consider to be milestones for Prospecta Development, and how do they reflect your company’s philosophy?

One of Prospecta Development’s milestone projects is Tony Blue Residences, which has been honored with significant international awards, confirming our commitment to quality, innovation, and luxury.

Specifically, the project was recognized at the European Property Awards 2025, winning two awards in the categories Residential Development 10–19 Units and Architecture – Multiple Residence.

At the same time, it received the award for Best Luxury Villa Development from the Luxury Lifestyle Awards 2025 and was additionally selected among the TOP 100 Luxury Residences of the World 2025, further enhancing its prestige and international recognition.

Continuing in this strategic direction, we are planning two new flagship developments, which will offer over 100 new residential units, strengthening our footprint in the sector.

What’s next for Prospecta Development? Are there any upcoming projects or strategic partnerships you can share with us?

Looking to the future, Prospecta continues to expand with new projects under design, such as a seafront residential development in Paphos with luxury resort-style amenities, and a mixed-use development in the city center that will combine commercial and residential units.

Strategic partnerships with leading suppliers enhance the company’s identity, while improving the customer experience through innovative tools and experiences is at the core.
